Property Tax Assistance, Inc. will evaluate your property taxes annually (usually in May) and Protest them if they are high. We will attend the hearing(s) both informal and/or formal, whichever is appropriate.
We will send you a bill if we lower the market value of your property.
If we are unsuccessful with our attempt to lower your value and feel this matter needs further attention we will notify you so you may consider pursuing the lowered value through either mediation or district court. If you wish to pursue the matter further, we can help you with mediation (with a renegotiated fee structure), for District Court you must contact an attorney (we will be happy to help).
$6/$1000 of savings off the market value — Ag exemptions on properties allow for a lower annual tax. It is VERY important to maintain an accurate MARKET value for all property, even those with Ag exemptions for two reasons:
1. If this were developed for future non-ag use and the market value was unrealistically high an over-inflated rollback tax would be assessed.
2. The market value is primarily the value the IRS uses when establishing estate value. We will send you a bill and notify you of the new value.
40% of est. tax savings — Real Estate clients without an Ag exemption in place: our fee is 40% of the estimated tax savings we obtain for you for the first year; on a case by case basis we often must charge an initial retainer of $750-$1,000 depending upon the degree of difficulty involved. The retainer is non-refundable, but if we prevail it is subtracted from the total amount of the final invoice. The retainer fee will be discussed and agreed upon when the Appointment of Agent form is signed. We will send you a bill and notify you of the new value.
$300-$5,000 — Our fee can range from $300/yr to$5,000/yr depending upon our evaluation of difficulty and time allocation. We will complete the annual BPP Rendition required by your Appraisal District with the goals to be as accurate as possible and to pay no more tax than absolutely necessary. If you are eligible for Freeport, Environmental or other exemption we will address that as well. We will request you to review and sign the rendition yourself; we will deliver it and ensure its timeliness. If the BPP value is NOT as reported on the rendition we will protest and attempt to sway the authorities to accept our number. We will attend the hearing(s) both informal and/or formal, whichever is appropriate. For most small businesses it's less expensive to hire us to file your rendition than it is to pay the fee associated with not filing a rendition. So, it's a deal even without considering the potential tax savings.
Occasionally we have to charge a non-refundable retainer to new clients who need our help right before a deadline. The amount of the retainer will count towards your final bill.
